San Mateo Eichlers / 94402
San Mateo · ZIP 94402
One ZIP code. Two tracts. Two governments.
Both of San Mateo's Eichler neighbourhoods carry the same ZIP. They are four miles and four hundred vertical feet apart, they answer to different governments, they feed different elementary schools, and one of them was finished before the other broke ground. If you are searching 94402, you are searching two markets at once.

We had 19th Avenue Park listed as 94403. That was wrong. Public property records put Joanne Drive, Edna Way, Celeste Drive and Vanessa Drive — four of the tract's eight streets — in 94402, the same ZIP as the Highlands. We have corrected it everywhere on the site.
It is an easy mistake, because the tract sits near Concar Drive on the bay plain where you would expect 94403, and because nothing about a ZIP code follows the boundaries people actually care about. Which is the point of this page.
Why the ZIP misleads
A postal route is not a boundary.
ZIP codes exist to move mail efficiently. They were never drawn to follow city limits, school attendance areas, tax districts or neighbourhoods, and in San Mateo they conspicuously do not.
So 94402 spans two different governments. Permits, zoning, design review and policing in the Highlands are San Mateo County's. In 19th Avenue Park they are the City's. Same ZIP, completely different counter to stand at. What unincorporated actually means here →
It spans two elementary schools — Highlands Elementary and Sunnybrae Elementary, both in the San Mateo-Foster City district. The two tracts converge only from middle school onward, at Borel and then Aragon. Schools →
And it spans a great deal of housing that is not Eichler at all — which is what makes a 94402 market figure close to useless for anyone buying or selling one of these houses.
A 94402 address tells you your mail route. It does not tell you your government, your school, or what your house is worth.

What a 94402 search actually returns
Three quite different things, stacked together.
| What's in 94402 | Character | Eichler? |
|---|---|---|
| San Mateo Highlands | Hillside, ~469 ft, large lots by comparison, protected watershed on three sides, unincorporated county | Yes |
| 19th Avenue Park | Bay plain, small lots of roughly 4,900–5,900 sq ft, three basic plans, two blocks from Caltrain, inside the city | Yes |
| The rest of 94402 | Substantial non-Eichler San Mateo housing of every era and type, plus later infill inside the Highlands boundary itself | No |
The practical version
If you set a portal alert on 94402 you will get hillside Eichlers, flatland Eichlers and a lot of houses that are neither, in one undifferentiated stream. If you read a 94402 median you are reading all three averaged together.
Neither is wrong, exactly. They are just not answering the question an Eichler buyer or seller is actually asking.
What we do instead
Measure the Eichler-era cohort only, by tract, over a rolling twelve months, with the sales and the exclusions named. For the Highlands that currently gives a median of $2,750,000 and $1,521 per square foot from thirty sales — with three non-Eichler sales inside the boundary stripped out and listed.

The San Mateo Highlands
Eichler's largest single tract, on a ridge with Revolutionary-War street names and a watershed that cannot be built on. Four architects across nine years.

Two years older, four hundred feet lower, three basic plans on small lots, two blocks from Hayward Park Caltrain. Finished before the atrium existed.
ZIP boundaries are USPS delivery geography and can be changed by the Postal Service; jurisdiction, school assignment and tax district are set by entirely separate bodies and do not follow them. Verify all four for any specific address before relying on any of them — we will pull the parcel record for you.
